Proposed: The adjacent lot to the west is a community parcel owned by the Emerald Station Owners Association Inc, of which our site is a part. The parcel is deeded in perpetuity as a community parcel which provides public access via a footpath along the west edge of Emerald Station subdivision and effectively serves as an additional 25’ setback at our side yard.
Minimizing the setback on the western side of our parcel allows for additional parking stalls in the structured parking which subsequently allows for additional affordable units to be built.
The building façade along the path at level 1 is primarily open screen for garage ventilation.
