Project Description: | St. Luke’s Orthopedic Specialists – 27th Street Development – Ambulatory Care Facilities and Outpatient Medical Clinics – Envelope and Tenant Improvement Package (ST. LUKE’S ORTHOPEDIC SPECIALISTS – 27TH STREET DEVELOPMENT – AMBULATORY CARE FACILITIES AND OUTPATIENT MEDICAL CLINICS – ENVELOPE AND TENANT IMPROVEMENT PACKAGE) (DRH17-00427) (CUP17-00057) Plan Modification to change what was formerly planned to be an orthopedic hospital and medical offices to a surgery center on the 2nd story of the East wing (ambulatory care facility), short stay post-operative surgery recovery area on the 3rd story of the East wing (ambulatory care facility), and outpatient medical clinics on the 1st story of the East wing and all four stories of the West wing (medical exam and treatment). The fire sprinkler system is used for the ambulatory care facilities. To complete the envelope and tenant improvement phase (Package II) for a new surgery center with short stay post-operative recovery and new outpatient medical clinics. This building has a total floor area of about 223,500 square feet (about 73,500 square feet 1st story, about 71,500 square feet 2nd story, about 53,500 square feet 3rd story, and about 25,000 square feet 4th story). The East Wing (about 132,774 square feet total) is 3 stories tall with a penthouse. The West Wing (about 90,431 square feet total) is 4 stories tall with a penthouse. The East Wing and the West Wing are separated by a seismic joint. The concrete and structural steel phase was done under permit BLD17-04285. Work is to include insulated metal stud exterior walls (masonry veneer, metal composite wall panels, metal wall panels, EIFS, etc.), exterior windows, exterior doors, roof insulation installed on top of the steel roof deck, membrane roof coverings, steel roofing, insulation installed below and up against the underside of the penthouse floors, interior nonbearing walls, interior doors, interior windows, several multi-user toilet rooms accessible to the disabled, several single-user toilet rooms accessible to the disabled, 12 short stay post-operative sleeping rooms accessible to the disabled, operating rooms, storage rooms, exam rooms, 2-hr fire barrier walls to create 4 stairway enclosures, open stairways between the 1st and 2nd stories within the West Wing, 1-hr fire partitions to separate the ambulatory care facility on the 2nd story from the rest of the 2nd story, 1-hr fire partitions to separate the ambulatory care facility on the 3rd story from the rest of the 3rd story, 1-hr smoke barrier walls within the ambulatory care facilities to create separate smoke compartments, 1-hr fire barrier walls to create incidental use separations within the ambulatory care facilities, three elevators in the East Wing to serve all stories of the East and West Wings (one of the elevators extends to the highest roof), three elevators in the East Wing to serve the ambulatory care facilities, a mechanical penthouse above the East Wing, a mechanical penthouse above the West Wing, a “grab and go” café on the 1st story, structural support for medical equipment (MRI, CT, X-ray, patient lifts, exam lights, etc.), structural support for folding partitions and air plenums, suspended acoustical ceilings, suspended gypsum board ceilings, millwork, and finishes. Three exterior canopies, a fenced rehab yard, and a fenced utility yard (generator, transformers, cooling tower, trash compactors, etc.) will also be constructed under this permit. Special Inspection is required for concrete, masonry, steel (including welding and bolting), fire-resistance coatings, fire stopping, and anchors post-installed in hardened concrete. This permit is intended to establish a Certificate of Occupancy for the entire building. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72, including the smoke detection system, as regulated by the Fire Department. **CJW** |
